Rules and Regulations
The Board of Directors would like to remind all residents of
the following Community Rules and Regulations.
- Single
family homes must keep their lawn maintained to avoid dissatisfaction
among the residents.
- Storm
doors must be full view and not made of wood, vinyl, aluminum or similar
material.
- All
live natural vegetation, existing trees, and growth on and/or around your
property cannot be removed without risking a community, municipal and/or
state violation. Those in violation will be fined appropriately. These
Pineland’s restrictions will continue to be enforced.
- The
owners of the townhouses and condominiums may replace the wooden privacy
fence with a white vinyl privacy fence section of the same size as long as
they have a written consent of their neighbors. This written consent must
be forwarded to Atlantic Realty Management, Inc. prior to removal and
replacement.
- Commercial
vehicles, trailers and boats including but not limited to landscaping
trucks, painting vans, Jitneys, school buses, and utility trailers are not
allowed in the community unless it can be parked in a garage out of sight.
Vehicles cannot block the sidewalks of any property.
- Basketball
hoops are prohibited in the community. They create a hazardous street
condition. Basketball cannot be played in the street at any time.

- Homeowners
with dogs must clean up after their pets. Animal waste in common areas is
not acceptable. Homeowners that do not follow this rule will be subject to
a fine.
- No
sign will be allowed in the front yard of any home. A sign can be in the
front window of the home. Open House and Yard Sale signs can be put in
yards and directionals can be placed just for the day of the event.
- Any
changes made to the exterior of a house, townhouse or condominium property,
homeowners must complete an Architectural Design Review Committee (ADRC)
form before work begins. Homeowners that do not comply with this rule may
be subject to a fine assessed by the Association. All requests for the
property improvements must be sent to Atlantic Realty Management, Inc.
PLEASE NOTE: The above Rules and Regulations are
in addition to the restrictions provided in the Association’s Master Deed and
By-Laws. Swimming Pool and Community Center Rental Rules and Regulations are
provided separately. Violators shall be subject to fines imposed by the
Association.
